What is the Building Guarantee Scheme?
The Building Guarantee Scheme was one of the main providers of warranties for small building works for over 30 years.
Due to significant changes in the insurance market in recent years, this service was withdrawn in September 2018.
What does this mean for BGS Builders & Customers?
- Building Guarantee Scheme ceased to accept new contract registrations from 28 September 2018.
- Registration Certificates issued prior to 28 September 2018 are valid and the 2 ½ year guarantee period (from date of practical completion) remains in place. All defects are covered for the first 6 months following the date of practical completion. Structural defects are covered for the remaining 2 years.
- In the event of a problem arising during the guarantee period, they should be raised with the builder in the first instance. The registered builder remains responsible for making good any defects and complying with the Scheme’s procedures.
- If a dispute cannot be resolved after discussion with the registered builder, contact the Building Guarantee Scheme. The Scheme provides an independent disputes service.
